THE NEIGHBOURHOOD
The Regentessekwartier is one of the most characterful neighbourhoods in The Hague, with handsome period buildings, lively squares and a central location. Supermarkets, restaurants, coffee bars and the popular Weimarstraat and Reinkenstraat are all within walking distance. The city centre and the beach at Scheveningen are both 10 to 15 minutes away by bicycle. Several tram and bus stops are just around the corner.
THE PROPERTY

The property has two rooms: a spacious, light room at the front overlooking the Weimarstraat, and a room at the rear on the quiet side of the building. The kitchen, the bathroom and the toilet are shared by both occupants. The bathroom has a shower and washbasin. There is a balcony at the rear of the property.

CONDITIONS
The property is let on the basis of fixed-term tenancy agreements for a period of 12 months, under the student exemption in the Fixed Tenancy Agreements Act (Wet vaste huurcontracten).
That exemption applies only to students moving to The Hague from another municipality or from abroad for their studies. This is a strict requirement: anyone currently registered in the Personal Records Database (BRP) of the municipality of The Hague does not qualify.
The requirement applies to both candidates and we are obliged to verify it.
Both candidates provide the following documents:
Proof of enrolment at a recognised educational institution (MBO/HBO/WO) for the academic year in which the tenancy starts
Proof of your current address outside the municipality of The Hague: a BRP extract, or for an address abroad an equivalent proof of registration, supported by a tenancy agreement or a recent utility bill. Documents may not be older than three months
Valid proof of identity
Proof of income: an employer’s statement with the last three payslips, or annual figures. Where a guarantor is used, we require these documents from the guarantor: copy of proof of identity, employer’s statement, the last three payslips and contact details

I am a student already living in The Hague. Can I rent this property?
No. Under the Fixed Tenancy Agreements Act, a fixed-term tenancy may only be offered to specific groups, including students moving to another municipality for their studies. Anyone already registered in The Hague does not qualify. As the landlord we are obliged to check and record this.
Can I rent the property on my own?
No. The property is let to two occupants, each with an individual tenancy agreement. As the kitchen, the bathroom and the toilet are shared, the owner requires that both occupants know one another. Both rooms are let at the same time.
Can we apply as a couple?
No. This property is let to two sharers, each with an individual tenancy agreement for their own room.
I am coming from abroad and do not have a BRP extract. Can I still apply?
Yes. In that case you provide an equivalent proof of your current registration or address abroad, supported by, for example, a tenancy agreement or a recent utility bill.
I am a student without an income of my own. Can I still apply?
Yes. In that case you apply with a guarantor. From that person we require a copy of their proof of identity, an employer’s statement, the last three payslips and contact details.
Do I need a housing permit?
No. No housing permit (huisvestingsvergunning) is required for this property.
Can the tenancy be extended after 12 months?
Once the fixed-term tenancy has ended, an open-ended tenancy agreement is the only form that can be offered, and only if both parties wish to continue.
