Service charges and additional costs – What do you actually pay as a student?

When you rent a property in the Netherlands, you usually look at the rent first. But as well as the basic rent, there are often additional costs that affect your monthly budget.

In this guide, we explain what costs you can expect and what you need to bear in mind.

🏠 1. Basic rent vs. total rent

The basic rent is the amount you pay for the use of the property itself. This amount does not include additional costs.

The total rent may consist of:

  • Basic rent

  • Service charges

  • Gas, water and electricity

  • Internet

Always ask clearly what is included in the rental price.

🧾 2. What are service charges?

Service charges are additional costs for facilities and services in or around the property.

Examples:

  • Cleaning of communal areas

  • Lift or garden maintenance

  • Furniture (in furnished properties)

  • Administration fees

The landlord must clearly specify what these costs consist of.

⚡ 3. Gas, water and electricity

Sometimes these costs are included (all-inclusive), sometimes they are not.

If they are not included, you usually pay a monthly advance. At the end of the year, you will receive a final bill based on your actual usage.

  • The property’s energy rating

  • Number of residents

  • Type of heating

Poor insulation can lead to high energy bills.

In shared accommodation, internet is often included. In self-contained studios or flats, you may need to arrange this yourself.

  • €20–€40 per month

🧮 5. Deposit and one-off charges

When signing the contract, you usually pay:

  • One month's deposit

  • Occasionally, administrative fees

You will receive your deposit back once the property has been handed over in good condition.

If you have any doubts about the costs, please ask for a written breakdown.

You have the right to know:

  • What you’re paying for

  • How the amount is calculated

  • Whether annual settlements take place

Transparency is important.

An all-inclusive rental price sounds appealing, but make sure to check:

  • What exactly is included

  • Is there a maximum consumption limit?

  • Whether unexpected additional tax assessments may follow
